Worked example
A typical tract-home backyard might need about 150 linear feet of 6-foot fence. At the national ranges above, that works out roughly as follows, before gates, removal or permits:
- Wood privacy at $13–$45 per foot: about $1,950–$6,750.
- Vinyl privacy at $30–$60 per foot: about $4,500–$9,000.
- Aluminum at $25–$50 per foot (open picket, not privacy): about $3,750–$7,500.
These are arithmetic on national figures, not a quote. Measure your own lines and ask contractors to quote the same scope.
What moves a Reno fence quote
- Digging. Caliche hardpan and rock can turn a quick auger hole into slow work. Ask whether hard digging is priced separately.
- Wind and height. Solid 6-foot fences on exposed lots need closer posts or steel posts.
- Slope. Stepped or racked panels on foothill lots take more labor than a flat run.
- Gates and corners. Each one adds larger posts and hardware.
- Removal. Tear-out and disposal of an old fence and its concrete footings.
- Permits and paperwork. A City of Reno fence permit and plot plan, a survey where lines are unclear, HOA review, TRPA in Incline Village, or a Comstock Historic District certificate in Virginia City.
- Fire-zone sections. Noncombustible material for the 5 feet nearest the house in Washoe County WUI areas.
Deposits and payment
Nevada limits the initial down payment or deposit on a residential contract to $1,000 or 10 percent of the contract price, whichever is less, unless the contractor holds a specific $100,000 residential bond (NRS 624.940).
