The Shoshoni name for the place, Eitse'ihpaa, means cold water or cold spring. Today it is a census-designated place of 10,153 people (2020) on 8.8 square miles, with a young household profile: nearly a third of residents were under 18 and about 62 percent of households were married couples. Fence rules in Cold Springs
Cold Springs is unincorporated, so Washoe County rules apply rather than the City of Reno's:
- Up to 4½ feet in the front yard setback and 6 feet elsewhere on the lot.
- On corner lots, 18 inches at the corner of the 30-foot visibility triangle; a 6-foot fence is allowed 10 feet from the property line on the street chosen as the modified front yard.
- If the subdivision has an active architectural committee, it signs the plot plan before you apply.
- Replacing up to 100 linear feet of damaged fence boards in place needs no permit.
Wind and fire
Cold Springs sits in an open valley on the US 395 corridor north-west of Reno, with little to break the wind across the flats. A 6-foot solid fence here needs posts set below the 24-inch frost depth and spaced for gusts; Washoe County's design criteria use wind speeds of 120 mph and up.
