Two valleys, one set of rules

Lemmon Valley had 4,987 residents in 2020 on 18.4 square miles; Golden Valley, adjacent to the south, had 1,580 on 3.6. Until 2010 the Census counted them together. About 13 percent of Lemmon Valley residents live in areas classed as rural. Both are unincorporated Washoe County, so county fence rules apply.

That means up to 4½ feet within the front setback, 6 feet elsewhere, and an 18-inch limit in the visibility triangles at corners and the first 10 feet of a driveway. On a lot over one acre where agriculture is allowed, strictly range fencing of T-bar and wire needs no permit; wood, vinyl, chain link or other materials do.

Swan Lake and drainage

About 1.2 square miles of Lemmon Valley is water, mostly the Swan Lake Nature Study Area, a wetland that draws many bird species. Low ground around a wetland like this is where drainage and flood rules matter. Washoe County does not allow fencing within floodways; in a floodplain, the County Engineer may approve fencing that does not block water flow, and the county names split rail as the example. Fencing across a private drainage easement on a side or rear line can be allowed if drainage is kept open, such as with a gap under the fence.

Around Reno, low-lying basins, old lake beds and seasonal floodplains are where expansive clay tends to occur. If the soil on your lot is clay that cracks when dry, ask the contractor how they set posts so seasonal swelling does not lift them.

Fences that suit North Valleys lots

Do I need a permit for a fence in Lemmon Valley?

Washoe County rules apply. Range fencing of T-bar and wire on qualifying lots over one acre needs no permit; screening fences and pool barriers do. Ask the county about anything else.

Can I fence near Swan Lake or a wash?
