Sparks at a glance
Sparks grew out of the Southern Pacific Railroad's decision in 1904 to move its division point and rail yard east of Reno; the city incorporated on March 15, 1905, and took the name of Governor John Sparks. With 108,445 residents in the 2020 census it is Nevada's fifth-largest city, sitting at about 4,413 feet with Interstate 80 through its center and Pyramid Way and McCarran Boulevard as its main north-south roads.
Homes run from the original rail-town blocks around Victorian Square to newer subdivisions along Pyramid Way toward Spanish Springs. An older lot is more likely to need a fence replacement; a newer one is more likely to come with HOA rules on fence color and material, so ask your association before choosing.

The front-setback rule favors open styles: a 4-foot wrought iron or aluminum picket fence, or a spaced picket, qualifies; a 4-foot solid fence does not. Sparks averages about 8.4 inches of precipitation a year, and its July temperatures average around 92°F. Sun and dry air are hard on wood finishes, so plan on sealing a wood fence and renewing it on a schedule, or choose vinyl. The summer west wind still reaches the east side, and solid fences need posts set for it, below the 24-inch frost depth used in Washoe County.
Lots near the Truckee River and its floodplain can carry drainage easements. Washoe County's rules do not allow fences across County-maintained drainage or utility easements, and the same caution applies inside Sparks; check your plat before the contractor marks posts.
