The valley and its lots
Spanish Springs is a census-designated place of about 56 square miles north-east of Sparks, with 17,314 residents in 2020. The area's history is unusual: the Sky Ranch airstrip near State Route 445 and Spanish Springs Road hosted the first Reno Air Races in 1964 and 1965 and then served as headquarters of Rocketdyne's Nevada Field Laboratory, which tested rocket engines for the space program. Housing now covers the old airstrip, and Spanish Springs Airport has operated two miles west since 1971.
About 16 percent of residents live in areas the Census counts as rural, so the fence mix here runs from 6-foot backyard privacy fences in subdivisions to long runs of chain link, rail and wire on larger parcels.
Washoe County rules that apply
- Up to 4½ feet within the front yard setback; up to 6 feet elsewhere on the lot.
- Corner lots: 18 inches at the corner of the 30-foot visibility triangle, and 18 inches in the triangle for the first 10 feet of a driveway next to the street.
- Lots over one acre where agricultural use is allowed: strictly range fencing of T-bar and wire needs no permit; wood or other materials do.
- No fencing in or across access easements or County sewer, water and storm-drain easements.
- An active architectural committee must sign off on plot plans before a permit submittal.

Wind and open ground
Larger lots on the valley floor have little to break the wind. Solid privacy fences need posts set below the 24-inch frost depth and spaced for gusts; Washoe County uses wind design speeds of 120 to 130 mph for ordinary structures. Open styles such as ranch rail and hog wire shed wind and keep the view of the Pah Rah Range to the east.
